Transaction prices per square foot for office properties averaged $277, retail assets averaged $179 per square foot, and industrial space commanded an average of $88 per square foot in the fourth quarter of 2018, according to data from Real Capital Analytics. CBD office properties averaged $456 per square foot and suburban office space went for an average of $216 per square foot. The price per square foot for CBD office assets increased by 22.9 percent year-over-year and by 9.9 percent on a quarter-over-quarter basis. Compared to the fourth quarter of 2017, industrial properties posted increases in pricing (up by 10.0 percent), followed by suburban office (up by 5.4 percent) and retail assets (up by 1.1 percent). In the multifamily sector, prices per unit for garden-style apartments grew by 7.5 percent year-over-year, while prices for mid/high-rise apartments increased by 6.8 percent.
