AEROLAB Signs Lease for 19KSF in the Baltimore Washington Corridor

Prologis, Inc. has added another tenant to the the Baltimore Washington Industrial Park, in Jessup. AEROLAB, a custom wind tunnel design and manufacturing company, has signed a lease for 19,155 square feet of space at 8291 Patuxent Range Road, bringing the building’s occupancy to 100 percent.

According to PropertyShark, the light distribution building at 8291 Patuxent Range Road was constructed in 1983. It offers 70,050 square feet of space. DTZ’s Tilghman Herring and Jarred Testa represented Prologis in the transaction. AEROLAB was represented by MacKenzie’s Dave Sciamarelli.

8291 Patuxent Range Road is part of Prologis’ multi-tenanted Baltimore Washington Industrial Park portfolio. It consists of eight office-warehouse buildings, with a total of 828,000 square feet of space. Last October, Prologis hired DTZ to act as the exclusive leasing agent for the portfolio. Since then, the commercial real estate services provider has completed three leases for more than 72,000 square feet of space.

The BWIP portfolio currently has only one more vacant space, in the 142,000 square foot distribution building at 8230 Sandy Court. Although it represents one of the Baltimore Washington Corridor’s larger vacancies, Herring said in a news release that he expects to see great interest from prospective tenants for the property.
