Akridge, Brandywine Join Forces in Capitol Riverfront Neighborhood

Akridge and Brandywine Realty Trust are partnering to create “a new front door to Nationals Park.”

Akridge and Brandywine Realty Trust are partnering to create “a new front door to Nationals Park.” The two companies recently announced their intentions to build a mixed-use office and retail building on the corner of Half and M streets, S.E., in the Capitol Riverfront neighborhood.

The project will be located at 25 M St., S.E., directly across from the Navy Yard Metro Station and one block from Nationals Park. Brandywine purchased the site from Akridge earlier this year for $20 million. At that time, the Radnor, Pa.-based company did not reveal its plans for the three-quarters-of-an-acre parcel.

The 275,000-square-foot building will feature a modern lobby; a 3,000-square-foot fitness facility; a rooftop terrace; and 25,000 square feet of street-level retail, dining and entertainment space. HOK, one of the largest architecture and engineering firms in the U.S., will design the project. According to the two partners, 25 M St. will offer its tenants an “incredible visibility, branding and communications opportunity” and will be constructed to the highest level of sustainability.

Akridge and Brandywine have selected CBRE to market the project. The CBRE team includes Randy Harrell, Kevin Howard, Joe Coleman and Melissa Byrd.

“We believe the Capitol Riverfront neighborhood is well positioned for future growth, and we are excited to be able to expand Brandywine’s presence in the D.C. area. The acquisition and future development of 25 M St. is in line with Brandywine’s strategy of investing in high-quality developments in urban, transit-oriented, amenity-rich, infill locations in its core markets,” Mike Cooper, Brandywine’ executive vice president & senior managing director for the Metro D.C. Region, said in a prepared statement.
