AllianceCalifornia Gateway South Building Leased by Hillwood

As San Bernardino and Riverside County's industrial markets continue to boom, Hillwood managed to lease out yet another property at AllianceCalifornia.

San Bernardino, Calif.—One of the largest industrial properties in the Inland Empire recently completed the lease of one of its buildings. Known as AllianceCalifornia Gateway South Building, the property was recently leased by developer Hillwood, a Perot company. The property was recently completed in December 2015.

Located in close proximity to the San Bernardino International Airport, AllianceCalifornia offers more than 13 million square feet of space. Hillwood is developing a further 414,000 square feet of space at the AllianceCalifornia master-planned community, currently scheduled for Q2 of 2016. The company leased out 1.1 million square feet at the Gateway South’s building 3, located at 555 E. Orange Show Road.

The building offers 36’ clear heights, a 5,000 square-foot office component, cross dock loading, ESFR fire sprinkler system, 199 dock doors, 189 auto parking spaces, 365 trailer parking spaces, and 2.5 percent skylights. The 50-acre site offers proximity to on-site job training, pro-growth local government, as well as easy access to the I-10, I-215, and I-210.

Hillwood was selected as the master-plan’s developer 16 years ago. The 2,000-acre project was made possible by favorable policy and a pro-business climate. The Inland Empire market continued to grow and absorb the space, as the community reached more than 13 million square feet of space. The industrial sector continues to fuel a large part of the market’s economy.
