Arlington County Approves 1307 N. Rolfe St. Redevelopment

The Arlington County Board voted unanimously last week to approve the redevelopment of 1307 N. Rolfe St. The project calls for the construction of two residential buildings, a public park and a county transitional living facility. It is using the Fort Myer North Heights area plan as a guide.
Gables Residential/LG Rolfe Street LLC, the project’s developer, will first demolish the existing structures on the 2.2-acre Radnor/Ft. Myer Heights site. It will then start work on the Independence House facility. Although the new building will have the same number of residents as the old one, it will be double the size, to provide more appropriate living and program spaces. The facility will also be LEED Silver certified. Independence House has been providing help to Arlington residents with substance abuse problems since 1993.
Following the completion of the Independence House facility, the developer will start work on the two residential buildings. One will be 12 stories high, with 309 units, while the other will include 86 units in eight stories. Thirty-nine of the apartments will be affordable. The buildings will be connected below grade and will offer a total of 374,869 square feet of space. According to Arlington County, they will be LEED Gold certified.
The new park will total 8,000 square feet of space at the corner of N. Rhodes Street and 14th Street North. It will include three preserved mature trees – a Southern Red Oak and two White Oaks – and many other features. In recognition of the three trees, the park will be called Three Oaks Park.
Arlington County brings 19,500 square feet of land to the project. Once it is finished, the county will own 13,772 square feet. The cost of the project and its timeline were not announced. KTGY Group, Inc. is the architect.
