Atlanta-Area Office Building Strengthens Tenant Roster

Avison Young’s Chet Koenig inked a 10-year lease for a software solution provider. The tenant will occupy space in Building A of the office complex.

M3 Accounting Services signed a 10-year lease for 53,000 square feet at a Class A office building in Lawrenceville, Ga. Chet Koenig, a principal at Avison Young’s Atlanta office, represented the New York-based landlord, Clarion Partners LLC, in the lease negotiations.

Long-Term Lease

Located at 1715 N. Brown Road, the 70,821-square-foot asset is part of a two-building office complex. M3, a back-office hosted software solution provider for the hospitality industry, will operate in Building A. The 91,000-square-foot Building B is fully leased to Sage Software until 2021, according to Yardi Matrix.

Completed in 2006, Building A features four-sided, full-height glass, high ceilings, a parking ratio of five spaces per 1,000 square feet and an on-site cafeteria. The location provides access to Interstate 85 and is near several hotels, banks, restaurants, retail and entertainment venues.

Clarion Partners acted on behalf of a commingled fund managed by the firm.
