The Aventura Optima Plaza, the first local project for Mexican developer Ariel Bromberg, is seeking tenants one year before completion; Colliers International South Florida has been hired as the exclusive agent, with Executive Vice President and Partner Randy Olen  heading the time hired to lease the two-building Class A office and medical development.

The 119,000-square-foot project is located at 21500 Biscayne Boulevard in Aventura, across the street from the Village at Gulfstream Park and Gulfstream Park Racetrack and less than two miles from Aventura Mall. Besides its close proximity to various restaurants, hotels, golf courses and hospitals, the property offers easy access to I-95. The project, set for completion July 2012, offers floorplates averaging 11,136 square feet, with a minimum unit size of 1,548 square feet. With Inmobiliaria Brom in charge of the design, in association with Behar Font and Partners, the project is registered for LEED Gold certification.

Also making headlines this week is the official groundbreaking of The Building, the 58,000-square-foot office building on Ponce de Leon Boulevard in Coral Gables. Developed by Alberto J. Pérez of AJP Ventures, The Building will serve as headquarters for The Mas Group of Companies and Zubi Advertising; slated for completion next year, The Building has already landed other tenants such as the law firm of Sanchez-Medina, Gonzalez Quesada, Lage, Crespo, Gomez & Machado, which will occupy space on the fourth floor.

Designed to achieve LEED Gold certification, The Building will include a floor-to-ceiling glass curtain wall on its southeast corner and a rooftop terrace. The ground floor will be specially designed to accommodate retail and space for potential bankers. Financing for the project has been provided by HSBC Bank USA.
