Avison Young Arranges Long-Term Lease in LA County

Episource is expanding its footprint at 500 W. 190th St. in Gardena.

Gardena, Calif.—Avison Young has recently negotiated a long-term office lease on behalf of Episource, a healthcare payer solutions provider, for 17,551 square feet of space at 500 W. 190th St. in Gardena, Calif. Landlord Tireco Inc. represented itself in the negotiations, while Avison Young Principal Ted Simpson and Vice President Michael Ma of the company’s downtown Los Angeles office represented the tenant.

Episource has committed to a 77-month lease and will expand its presence at the nine-story, 112,000-square-foot office building by 5,012 square feet. In addition to the fourth floor, the tenant will also occupy a portion of the second floor, which is currently undergoing major renovations. The move-in is expected to happen no sooner than this November.

“Avison Young partnered with Episource to secure the last available space at 500 W 190th Street and negotiated a favorable package which included competitive lease rates and a generous capital allowance for tenant improvements,” said Simpson in prepared remarks. Other tenants at the mid-rise office building include Faraday Future, Tireco, and FasTrak’s regional office.
