Avison Young Negotiates 431 KSF SC Industrial Park Lease

The property was fully-leased to an undisclosed Fortune 500 retailer and is part of a larger master-planned industrial business park in Rock Hill.

Avison Young has negotiated a long-term lease at a new Class A distribution facility within LegacyPark West, a master-planned industrial business park in Rock Hill, S.C. This lease marks one of the largest industrial transactions in the Charlotte market for 2018.

Located at 365 E. Springdale Road, the 431,035-square-foot property was fully-leased to an undisclosed Fortune 500 retailer. Constructed in 2017, the facility features 32-foot ceilings, 34 dock doors, four drive-in doors, T-5 high-bay fluorescent lighting, 52-by-50-foot column spacing, 98 dock positions and an ESFR sprinkler system. The asset is located one mile from Interstate 77 and 25 miles from Charlotte Douglas International Airport.

Well-positioned, high-quality asset

Upon completion, LegacyPark West will comprise three industrial buildings, which will be constructed in phases. An additional 126,000 square feet of high-cube warehouse and distribution space in the park is occupied by Elite Logistix and was also leased by Avison Young.

Avison Young Principal & Managing Director Christopher Skibinski and Senior Associate Henry Lobb represented the building owner, Graham Commercial Properties (GCP), in the transaction. Colliers International represented the tenant.
