The RMR Group has selected Avison Young to lease one of its office assets located in Washington, D.C.’s Capitol Hill submarket. A team comprising Principals Greg Tomasso and Eli Barnes and Associate Lauryn Harris will start marketing the 130,000-square-foot building after the only tenant’s relocation.

The nine-story asset sits at 500 First St. NW. It earned LEED Gold and an ENERGY STAR label multiple times for its operating efficiency. Additionally, the owner plans to upgrade the lobby and add a series of new amenities, including a fitness center, an on-site conference facility and a new bicycle storage room.

Neighborhood amenities include landmarks such as the U.S. Capitol, Senate and Supreme Court buildings, the D.C. Fire and EMS Museum, Georgetown University, as well as hotels and eateries. Union Station provides quick transportation throughout the entire area.

The recent acquisition of 500 First St. has provided us with an exciting opportunity to introduce the asset to the market for the first time in more than 20 years,” RMR Group Vice President of Asset Management Chris Bilotto said in a prepared statement.

The RMR Group became the owner of the property in 2017, following Government Properties Income Trust’s acquisition of First Potomac Realty Trust.
