Avison Young to Lease Miami Financial District Tower

The ownership intends to invest as much as $3 million in capital improvements at the 209,000-square-foot office building.

Less than half a year after purchasing the asset for $125.5 million, a partnership of Gatsby Enterprises and MasterMind Properties has appointed Avison Young as exclusive leasing agent for 800 Brickell. The Class A, LEED Gold, 209,122-square-foot office building is situated in Brickell, Miami’s financial district. Principal & Managing Director Donna Abood, together with Vice President Joe Abood and Associate Peyton Dowd, will spearhead the office leasing efforts at the property, while Darryl R. Kaplan Co. will handle leasing for its retail component.

Completed in 1981, 800 Brickell is 84.8 percent leased and includes 30,773 square feet of retail space spanning over the first two floors, 13,889-square-foot floorplans and a parking ratio of 2.7 spaces per 1,000 square feet. Amenities feature a three-story atrium and a courtyard plaza. Additionally, the property will include a 12,000-square-foot dining and quick-service restaurant, as the owners  will invest as much as $3 million into capital improvements, targeting common areas, tenant spaces and the building’s exterior. Tenants include Madison Capital Group, The Sol Group,  Allied World and American Land Ventures, per Yardi Matrix data.

The 15-story building is located right next to 830 Brickell, the 1 million-square-foot office project slated for completion in 2022. The property is adjacent to U.S. Route 41 and close to Interstate 95, with easy access to public transportation, including Metrorail and Metromover. Brickell City Centre—the 4.9 million-square-foot shopping and mixed-use development—is just across the street.
