JBG Buys Alexandria Warehouse Complex

The JBG Cos. is expanding its Greater Washington portfolio of properties. The company’s latest acquisition is a warehouse complex in Alexandria.

The complex occupies a 10.84-acre site at 841-929 South Pickett St., within Alexandria’s Pickett Industrial Park. This location puts it less than a mile and a half from Interstate 395, and less than 10 miles from the Pentagon, Fort Belvoir and Reagan Washington National Airport. The portfolio offers a total of 246,145 square feet of space. It consists of three single-story warehouse buildings, with 24-foot clear heights and 34 dock-high loading doors with seven drive-ins.

At the time of the sale, the properties were all fully leased. Tenants include the General Services Administration, Commercial Carpets of America, Michael Baker Corp. and Habitat for Humanity of Northern Virginia.

HFF marketed the complex on behalf of the seller, a partnership between funds managed by Ares Management L.P. and Adler Group. The price of the sale was not disclosed. According to Alexandria property records, the total market value of the warehouse complex is $28 million.
