BenefitMall, a provider of employee benefits, HR and payroll products and services, is set to relocate its headquarters from Miramar, Fla., to a new corporate facility situated in the heart of Dallas’ Park Central neighborhood. The company recently signed a lease for nearly 43,000 square feet of space at Red River Asset Management’s Hidden Grove office building.

JLL’s Jeff Eckert, managing director, James Esquivel, executive vice president, and Ahnie Gampper, senior associate, negotiated the lease on behalf of the landlord. Pepsi Windland with Mohr Partners represented the tenant in the transaction.

Built in 1987 as Steak and Ale’s headquarters, the 239,103-square-foot office building is located at 12404 Park Central Drive. The asset offers easy access to and from North Central Expressway, Interstate 635 and Dallas North Tollway. According to Yardi Matrix data, Red River acquired the four-story property in 2013 from Oaktree Capital Management. The sale was subject to a $6.6 million loan held by American National Insurance Co.

In the past nine months, two other companies—Pollo Campero and Studio Movie Grill—have announced plans to relocate to Hidden Grove.

Recently, JLL also negotiated a 4,634-square-foot office lease for a medical device manufacturer relocating to Dallas.
