Washington, D.C.-based Carr Hospitality and InterContinental Hotels Group plan to create a four-star hotel on the Southwest Waterfront as part of a $2 billion redevelopment, The Wharf. The mixed-use neighborhood, a joint venture between developers PN Hoffman and Madison Marquette and the District government, is slated to break ground in 2012. Though the hotel developers haven’t yet purchased the property, Carr Hospitality’s president & COO, Hammad Shah, told the Washington Post that a new, unique luxury hotel would fit the concept behind the redevelopment project.

As the new hotel will be located near one of the waterfront’s planned piers, Carr Hospitality intends to purchase boat slips from the developers to provide hotel guests with an alternate “water entrance.” The 268-room property would also feature a 5,000-square-foot rooftop lounge, two restaurants and two ballrooms offering spectacular views  of the Washington Channel. According to the Post, room rates at the waterfront hotel are expected to range from $300 to $400 per night.

Elsewhere in the District, Clark Construction Group L.L.C. completed the final phase of Square 54 at 2200 Pennsylvania Avenue, in the Foggy Bottom neighborhood. According to an official statement, the mixed-use development was designed by Pelli Clarke Pelli Architects and consisted of three phases. In phase I, the developer constructed a five-level underground parking structure. Phase II was completed several months ago and called for a 10-story office building with 476,000 square feet of office space. Designed to achieve LEED Gold certification, the building also features a 5,000-square-foot green roof system. Phase III is an apartment building consisting of 335 units.
