Carter Validus Acquires AR MOB Portfolio

Four of the five medical office buildings included in the sale are occupied by Saline Hospital, while the fifth facility is leased to National Park Endoscopy Center.

Carter Validus Mission Critical REIT II Inc. has acquired the Benton Hot Springs Healthcare Facilities Portfolio in Arkansas, for $30.4 million.

The portfolio comprises five medical office buildings that are fully leased, four of which are occupied by Saline Hospital. Two of the buildings are situated on the campus of Saline Memorial Hospital, a 177-bed acute care hospital in Saline County Arkansas, and two buildings are situated in close proximity. The fifth building is leased to National Park Endoscopy Center, situated near a 166-bed acute care hospital in Garland County Arkansas. The properties total 147,792 square feet of rentable space. Medical services provided by tenants of the portfolio include radiation, ophthalmology, urology, audiology, dermatology and endoscopy.

“The Benton Hot Springs Healthcare Facilities Portfolio comprises well-occupied high-quality medical office buildings that exhibit the qualities and local market affiliations that reflect our strategy when acquiring health-care facilities,” said Michael Seton, president & CEO of Carter Validus Mission Critical REIT II Inc., in a prepared statement.

In June, the REIT sold two data centers for $85 million, in two separate transactions—the Milwaukee Data Center and Alpharetta Data Center II, totaling 224,500 square feet.
