Catellus to Develop 550-Acre Mixed-Use in Northern California

The San Joaquin County Board of Supervisors has completed an agreement with Catellus Development Group to serve as master developer of a new mixed-use complex in Stockton, Calif. The project, Airport East Business Park, will encompass over 6 million square feet of commercial offerings and open space.Located about 80 miles outside San Francisco along bustling Highway 99, Airport East will sit within close proximity of the Stockton Metropolitan Airport on a 550-acre parcel that has been designated for development for about a decade. Outlined in the plans for the sprawling development are as much as 2.5 million square feet of office space, 1.5 million square feet of air cargo space, 1.4 million square feet of distribution space, and 91,000 square feet of retail space. An additional 500,000 square feet of land will be reserved for open space and parks.Airport East, with its location near a major thoroughfare and an airport, is a prime location for distribution and warehouse facility users, but the incorporation of a blend of additional offerings was a priority for the county. “There is clearly an existing demand for industrial development; however, the county–in conjunction with the airport–envisioned a cohesive, mixed-use office park comprising office, retail, industrial and airport related uses,” Catellus vice president Aidan Barry told CPN today. “We believe that with appropriate marketing–and leveraging our development expertise–we can execute the county’s vision to create an environment that will successfully support all of these uses.” Denver-based Catellus is no stranger to mixed-use development in California. Among the firm’s project in the state are Mission Bay in San Francisco, Los Angeles Air Force Base and San Diego’s Santa Fe Place. Construction of Airport East will take approximately 15 to 20 years to reach full completion. “The development schedule has built-in flexibility to reflect the needs of the market, but we do plan to begin construction on our gateway project this year,” Barry said. Catellus has already commenced marketing Airport East.A division of leading distribution facility developer ProLogis, Catellus specializes in large-scale projects encompassing office, residential and retail space at sites designated for redevelopment, such as brownfield properties and military bases.
