CBRE negotiated two new leases at The Towers at Wildwood, a Class A office complex totaling 716,484 square feet in Atlanta’s Northwest submarket. The towers have reached 90 percent occupancy with the addition of the latest tenants.

HITT Contracting is relocating from Midtown and will occupy 25,000 square feet at the property. Primrose School is vacating its current space in Acworth, Ga. and has agreed to lease 35,000 square feet. Located at 3200 Windy Hill Road SE, the 16-story office center is LEED Certified and was completed in 1991. Amenities include an on-site fitness center, conference facility, a 3,500-square-foot Wi-Fi lounge on the ground floor and a bike share program with access to the Chattahoochee National Forest.

Stabilized asset

Senior Associate Sabrina Gibson, along with Senior Vice Presidents Clark Gore and Eric Ross represented landlord America’s Capital Partners in the lease negotiations. The CBRE team has spearheaded leasing efforts on behalf of the owner since early 2016. Other notable tenants at the property include Thomas Horstemeyer, IBM, The Kellen Co. and General Electric. According to Yardi Matrix, America’s Capital Partners acquired The Towers in August 2014 for $118.5 million.

“Hitting 90% occupancy is a milestone and we continue to experience great activity in Atlanta’s suburban markets. Tenants are looking for buildings that are of the same quality as what they experience in town, and are easily accessible from prime residential areas. Bringing this asset to stabilization with this caliber of new tenants is a win in Atlanta,” Gibson said in prepared remarks.

The Towers sit on an 8.66-acre site, strategically positioned between interstates 75 and 285. The property is in close proximity of residential areas such as Cobb County and Alpharetta, Ga., and provides access to nearby entertainment and recreational venues including Suntrust Park.
