CBRE Arranges Sale of Greenville-Area Facility

The buyer revealed its plans to upgrade the property’s exterior and interior features as well as the parking and truck court surfaces.

CBRE has brokered the sale of a 182,534-square-foot industrial facility in Fountain Inn, S.C., southeast of Greenville. The buyer acquired the property for $5.4 million and plans to improve the property’s exterior and interior features as well as the parking and truck court surfaces.

Located at 110 Milacron Drive on a 63.2-acre site, the asset was built in 1980 and features 28-foot clear ceilings, motion-activated T8 lighting in the warehouse and eight dock-high doors. Additionally, the property includes 26,941 square feet of office space and 130 parking spaces.

Flexibility in usage

CBRE Senior Associate Campbell Lewis represented buyer 844 S.E. Main LLC, while Vice President Marcus Cornelius and Senior Associate Nick Hollstegge worked on behalf of the seller in the transaction.

“The building features and design offer a lot of flexibility as it can appeal to both manufacturing and distribution users alike. There are only a few competing properties available in the Interstate 385 submarket with vacancy rates at a record low of 4.5 percent as of Q3 2017,” Lewis said in prepared remarks.

Earlier this year, CBRE arranged the sale of Monroe Business Park, a five-building mixed-use complex in the Oakhurst neighborhood of southeast Charlotte, N.C.
