CBRE Brokers Sale of TX Skilled Nursing Facility

A partnership between Trinity Healthcare and Live Oak Healthcare purchased the roughly 20,700-square-foot, 76-bed Waterton Plaza At Cowhorn Creek in Texarkana.

CBRE Vice President Daniel Morris has represented Heritage Home Health & Hospice in the sale of Waterton Plaza At Cowhorn Creek in Texarkana, Texas. The skilled nursing facility is licensed for 76 beds. The new owner is a joint venture between Trinity Healthcare and Live Oak Healthcare, both based in the Dallas-Fort Worth metro.   

Completed in 2001, the 20,694-square-foot asset has a high-quality physical plant and a history of stable operations. The property is located at 5524 Cowhorn Creek Road in a dense residential area. The Bowie County Assessor’s office recently evaluated Waterton Plaza At Cowhorn Creek at $2.9 million. 

“After completing a competitive marketing campaign, the seller ultimately chose the buyer based on their strength and speed to closing. The buyer sought to grow their presence in the Texarkana area and sees strong upside with the facility by participating in the QUIPP program,” said Morris, in a prepared statement.

In early 2019, CBRE represented the seller in the disposition of a 25,408-square-foot medical office building in Durham, N.C.
