CBRE to Sell Upscale Hotel in Midland Ireland

The Heritage Hotel in Killenard, County Laois is being put up for sale by its current owner, offering investors a great entry point to the local market, or an upscale expansion of their portfolio. CBRE Hotels will be carrying out the transaction.
Located in the proximity of three different international airports, Dublin, Shannon and Cork, and off the M7 Motorway that links the hotel to some of the most important cities in Ireland, the Heritage is great for both business-oriented guests as well as tourists looking for a more upscale experience.
“The sale of The Heritage Hotel represents one of the best opportunities in many years” to acquire a property of its kind, said John Hughes, a CBRE representative. “The Hotel offers a number of unique selling points and facilities that allow for future business growth.”
The five-star property was completed a decade ago and has not undergone any major renovations. The 98-key building offers guests three penthouse suites, 10 junior suites and 85 deluxe guest bedrooms that feature a signature high-end hospitality package. Hotel amenities offer a wide variety of fixtures including the Heritage’s Arlington restaurant, a bar, wedding conference and banqueting facility, a business center that offers six different rooms, as well as a guest auditorium/cinema that can seat up to 50 people. The property is already scheduled to host around 80 weddings in 2014 alone. Also part of the amenity package is the Heritage Hotel Spa, which according to a press release ranks among the five best spas in the country: 20 treatment rooms featuring services such as Pedi Spa, Hydro Bath Mud Chambers and Hammam, as well as the hotel’s health club, a 15-meter leisure pool, Jacuzzi, saunas and steam rooms complete the luxurious offering.
Heritage Hotel is located in a tourist area, in the vicinity of the famed Seve Ballesteros Championship Golf Course. Also nearby are a number of locations that host horse racing events such as Curragh, Naas, Punchestown and Kilbeggan.
