CCRFC to Decide on Tennessee Brewery’s Future Tomorrow

The 12th of May will be an important day for William Orgel, Jay Lindy and Adam Slovis, the developers behind the Tennessee Brewery redevelopment project. The Center City Revenue Finance Corp. (CCRFC) will decide tomorrow on whether to grant the three developers a 20-year PILOT for the redevelopment of the historic brewery located at 495 Tennessee St. & 11 E. Butler Ave.
Plans call for the repositioning of the former brewery as a mixed-use project that would include 46 apartment units and about 13,500 square feet of commercial space; the development of a new, 90-unit apartment building north of the brewery; and the development of a parking garage on a 1.63-acre parcel located across the street.
The Downtown Memphis Commission staff fully recommended the approval of the 20-year PILOT, and proposed a partnership between the developers and the CCRFC and the Downtown Parking Authority (DPA) to help with the building of the parking garage.
“While the recent pop-up revitalization efforts labeled Untapped and Revival have been very successful in terms of attendance and publicity, the building is still in need of considerable investment in order to put it back into productive long-term use. The redevelopment of this building has consistently been one of the highest priorities of the Downtown Memphis Commission and the structure was perennially at the top of the list of the most-endangered historic properties in Tennessee,” the application stated.
