Champion Revamps SoCal Shopping Center

Champion Real Estate Co. has started construction on a new Sprouts Farmers Market in Glendora, Calif. The grand opening of the 30,000-square-foot anchor retail store is scheduled for mid-May.
The company purchased the freestanding and vacant former grocery store in 2016 and is investing $32 million in the reconfiguration and repositioning of the 85,615-square-foot property into a smaller 70,500-square-foot grocery-anchored neighborhood shopping center. Completion is slated for July 2017. Sprouts currently has San Gabriel Valley locations in Pasadena, Monrovia, La Verne and Claremont.
JLL’s Shauna Mattis, Elizabeth Hewson and Blake Kaplan are handling leasing at the center, which is now 93 percent leased, with commitments from Marshalls, Coffee Bean and Tea Leaf. The property has space available to accommodate food and specialty retailers in need of 2,500 square feet of space.
Located at 655 S. Grand Ave., the site is adjacent to The Gables on 66 project, a new development which includes 106 townhomes, 20 new single family homes and 2,000 square feet of retail, currently under construction. The property is just north of I-210, which has a daily traffic count of about 250,000 cars, at the intersection of West Route 66 and South Grand Avenue. The center is also just minutes from Azusa Pacific University’s East Campus and has a daytime population of around 110,000 people within a five-mile radius. The average household income of the approximately 160,000 inhabitants within a three-mile radius is close to $81,000.
