After receiving approval from Christus Health, Christus Santa Rosa Health System will invest $135 million to transform its downtown campus into a freestanding hospital.

The current facility, an acute-care center serving adults and children, is to be transformed into a hospital dedicated entirely to children’s healthcare services and pediatric research, according to the San Antonio Business Journal. The newspaper wrote that in March 2012, Christus Santa Rosa Health System ended more than a year of negotiations with University Health System to develop the children’s hospital in downtown San Antonio.

Although Christus has been operating two children’s hospitals in San Antonio, local leaders have been pursuing a standalone facility that can be tied to academic and research components so that San Antonio can recruit and retain greater pediatric expertise, it reported.

After years of discussions, Christus officials announced that work on the standalone children’s hospital could begin by October. They added that it would take about 18 months to complete the transformation.

In other interesting real estate news, one of the most recent residential projects in San Antonio, the Cevallos Lofts at 301 East Cevallos St., developed by The NRP Group, responded to an important local market demand: young workers wanting to rent instead of buying condos, which are too pricey for their pockets.

The property is doing very well and renting quickly, according to the San Antonio Express-News. The lofts are 90 percent pre-leased, with rent prices ranging from $400 to $2,900 a month. Another interesting fact about Cevallos Lofts is that it recently won a “Downtown’s Best” award from the Downtown Alliance. The project’s designer is Alamo Architects.
