Class A Centrumplace Office Campus Coming To San Diego

San Diego—Sunroad Enterprises is developing Centrumplace, an office campus in Central San Diego, that will be part of the Centrum Master Plan, which encompasses 8 acres of world-class business facilities, retail, residences, and green space.
When complete, Centrumplace will consist of two Class A office high-rises—Centrum II and Centrum III—featuring a total of 583,000 rentable square feet.
“Businesses are increasingly demanding an amenity-rich environment, which is appealing when recruiting top talent,” Aaron Feldman, Sunroad Enterprises president, said in a prepared release. “San Diego County is also experiencing an increased demand of large blocks of Class A office space, especially with amenities of this caliber.”
Designed by Gensler, both buildings will have the ability to join certain floors, so floorplates have the flexibility to go from 24,800 to 59,500 square feet.
The 290,000-square-foot Centrum II has the flexibility to offer traditional, as well as highly sought-after creative workspace and is designed to achieve LEED Certification from the U.S. Green Building Council.
The buildings will join the already existing Centrum I, a 275,000-square-foot building completed in 2008.
The campus is ideally situated at the nexus of the 805 and 163 freeways and each 11-story building will enjoy exceptional freeway access and visibility from over 50,000 vehicles per day.
Recent market research by Sunroad Enterprises reveals that for the past two years, there has been continuous market absorption and increased office rents in central San Diego.
Centrum II is expected to break ground in 2016, and deliver finished new office space in 2017. Centrum III will follow based on market demand.
The team of Dave Odmark, Eric Vann, and Brian Starck from Cushman & Wakefield has been retained as the leasing team to represent Sunroad.
