North Forest Office Space, a New York-based developer, is currently expanding throughout the country and planning to launch the first phase of its first Austin-area project.

According to the Austin Business Journal, the company has begun developing a 34,000-square-foot office and medical building in Pflugerville. The publication reports that the project will be built in four phases, the first expected to be ready for tenants by summer 2012. The project was planned for Pflugerville in order to meet demand for professional, medical and dental space among small to mid-sized firms, reports Buffalo News.

North Forest specializes in building affordable commercial office buildings with suites for professional and medical practices, typically consisting of 5,000 square feet or less but ranging up to 13,000 square feet.

In related news, Austin-based CommUnity Care has recently opened a facility in the northern part of the city. The 50,000-square-foot clinic has stirred controversy among neighbors, who are concerned about the traffic such a clinic might attract, reports KXAN.com. On the other hand, health officials argued such a facility represents a necessity in North Austin due to a growing population.

The facility includes 18 dental rooms, 57 exam rooms, a pediatrics division and two maternity ultrasound rooms, according to KXAN.com. As for the number of jobs the facility will bring to the community, there are already around 80 employees, and plans call for more job offers in the coming months.

The entire health project was developed for $17 million, of which $12 million came from a federal U.S. Health and Human Services grant. CommUnityCare provides services at 23 locations in Travis County.
