C&W Brokers Sale of Former Ukrop’s in VA

The 63,000-square-foot former grocery store, located in a major retail area of western Fredericksburg, Va., traded for more than $2 million.

Cushman & Wakefield | Thalhimer has arranged the sale of a former Ukrop’s grocery store, located on the western outskirts of Fredericksburg, Va. W.T.F.H.I.D LLC purchased the retail asset from Cedar-Fredericksburg UK LLC as an investment, for $2.2 million.

The 6.2-acre site is located at 4250 Plank Road in Spotsylvania County, Va. The former grocery store comprises 63,000 square feet of subdivisable retail space and 366 parking spaces. The property is situated along Route 3, benefitting from a signalized intersection. Located in the heart of a larger retail and entertainment area, the asset has good visibility, with an average of 74,000 vehicles passing the site daily.

James Ashby IV and Virgil Nelson of Cushman & Wakefield | Thalhimer handled the sale negotiations on behalf of the seller and will be representing the new owner on the leasing.

In September of last year, Cushman & Wakefield | Thalhimer brokered a new lease at a 12-story Class A office tower in downtown Roanoke, Va.
