Distribution Center Breaks Ground in Northwest Houston

The nearly 300,000-square-foot, cross-dock distribution center will feature 60-foot bays with 32-foot clear height, trailer parking, ESFR fire sprinkler installation and regional water detention.

1 CLAY Cutten Distribution CenterClay Development & Construction Inc. broke ground on Cutten Distribution Center I, a cross-dock distribution facility located in northwest Houston at 11833 Cutten Road. The 293,280-square-foot development is slated for completion by January 2018.

The project is the fifteenth building in Cutten Road Business Park, a 165-acre site, which the company acquired in 2008. Its location on Cutten Road at Tomball Parkway 7/Highway 249 and south of Farm-to-Market 1960 places it east of Willowbrook Mall and minutes from George Bush Intercontinental Airport. The industrial asset is accessible via the Sam Houston Parkway/Beltway 8.

Next-generation industrial space

Cutten Distribution Center I features 60-foot bays with 32-foot clear height and 50-by-52-foot column spacing. In addition, the facility has trailer parking, is equipped with ESFR (Early Suppression Fast Response) fire sprinkler installation and regional water detention.

“With new communities and steady population growth throughout Houston, retailers, food groups and consumer products companies, some of them new to Houston, are in the market for next-generation industrial space,” Robert Clay, president of Clay Development & Construction, said in a prepared statement. “These users require column spacing, clear heights, trailer parking and other amenities that are built into Cutten Distribution Center I.”

Jim Foreman, Beau Kaleel and Allison Bergmann of Cushman & Wakefield are handling sales and leasing for Cutten Distribution Center I. Frost Bank is providing construction financing.
