Donohoe, MetLife Start Construction on Gallery Capitol Riverfront Residential Tower

The Donohoe Cos. and MetLife, Inc. have teamed up to bring more apartments to Washington, D.C. Last week, the two companies officially started construction on a new residential development at 1111 New Jersey Ave., S.E., atop the Navy Yard-Ballpark Metro station. Called the Gallery Capitol Riverfront, it is scheduled for completion in the summer of 2016.
The joint venture did not announce how much it plans to invest in the project. When finished, it will deliver 324 luxury apartment units above three levels of below-grade parking. The new 13-story tower will also have about 11,000 square feet of ground-floor retail space, most of which will be located at the corner of M Street and New Jersey Avenue.
Donohoe first planned to build a 200,000-square-foot office building on the site. However, the real estate company later acquired additional zoning approval and changed the project to residential. Now, it will offer a mix of studio, one- and two-bedroom units, with numerous amenities, such as clubrooms, a pool, a fitness center and a landscaped 60-foot plaza.
The Gallery Capitol Riverfront is designed to achieve LEED Silver certification. Sustainable features include indoor-air quality management, water-saving fixtures, LED lighting, rain gardens for added water quality and energy-efficient HVAC systems. And the building will be 100 percent smoke free.
Donohoe Development is the project’s developer. Another affiliate of the Donohoe Cos., Donohoe Construction, will serve as the general contractor. WDG Architecture PLLC is the project’s architect, with Parker Rodriguez Inc. as the landscape architect, Vika Capitol LLC as the civil engineer and Hartman Design Group as interior designer.
