Edsal Sandusky Buys 168 KSF Chicago Warehouse

Cushman & Wakefield represented the buyer, the property's anchor tenant, while Avison Young’s Principal John Moysey worked on behalf of the property owner.

Storage and container manufacturer Edsal Sandusky, the anchor tenant of the warehouse at 4330 S. Racine Ave., Chicago, acquired the entire 167,969-square-foot property. A team of brokers from Cushman & Wakefield negotiated the sale of the industrial facility on behalf of the buyer while the seller, 4330 South Racine LLC, was represented by Avison Young’s Principal John Moysey.

“‘Investors’ and ‘users’ appetite for high-quality distribution facilities within the city has continued to spike,” said Moysey, in a prepared statement. “Assets of this size with last-mile distribution capabilities are limited and they command a lot of attention from expanding local and national manufacturing and distribution companies”

The distribution center features 20-foot clear ceiling height, four interior truck docks, one 12-foot by 14-foot drive-in door and a 37-foot by 31.5-foot main bay. Located within Stockyard Industrial Park in Chicago’s New City neighborhood, the facility offers convenient access to interstates 94 and 55. The property is situated on a 5.6-acre lot in an M3-5, enterprise/empowerment zone and TIF district, with 6B tax treatment in place.

Sandusky currently occupies 125,000 square feet space within the warehouse, while the remaining 42,960 square feet are leased to International Laser Products, a manufacturer of laser printer toner cartridges.
