Fairlead Commercial Acquires 800 Fairway in Deerfield Beach

A four-story suburban office building located at 800 Fairway Dr. nekin Deerfield Beach traded hands recently. Atlanta-based investment group Fairlead Commercial acquired the property and CBRE Capital Markets arranged the sale on behalf of the seller, the identity of whom remained undisclosed. The CBRE Capital Markets team involved in the transaction was led by Vice Chairman Christian Lee, Vice President José Lobón and Marcos Minaya, as well as Vice Chairman of South Florida Markets Charles Foschini and First Vice President Chris Apone with CBRE Debt & Structured Finance

Built in 1987, 800 Fairway is located at the northern end of Broward County, just off Interstate 95. The property’s has is conveniently accessible for three-quarters of South Florida’s 5.7 million population within a 60-minute commute. Its multi-tenant design centers around a five-story atrium lobby and offers a mix of structured and surface parking with an average of 3.9 spaces for every 1,000 square feet. The former owners completed renovations to the lobby, common areas and fitness center.

The office building was 73 percent leased at the time of sale to a roster of national credit and regional corporate tenants in the financial, healthcare, technology and insurance businesses.
