Four-Building Office Center in NoVa Changes Hands

Manassas, Va.—NGKF recently closed the sale of the Sudley North Business Center in Manassas. The company facilitated the transaction of the office complex on behalf of an institutional landlord to The Korth Cos. and was retained by the new owner to spearhead leasing efforts for the approximately 31,000 square feet of office space currently available on-site.
The 120,000-square-foot business center comprises three single-story buildings and one two-story building, located at 7699 Ashton Ave., and 7701, 7698 & 7848 Donegan Drive. Sitting on an 11.5-acre plot right across the street from the Shoppers Food Warehouse-anchored Bull Run Plaza, the office complex is situated within a dense commercial corridor across Route 234.
The list of retail properties in the immediate area includes, among others, the Promenade at Manassas, Sudley Town Plaza, Sudley Manor Square, Westgate Plaza and Park Ridge. Sudley North Business Center is also located close to Interstate 66.
The current tenant roster includes Prince William County Community Services, Prince William County Social Services, Christian Life Church, Welch Graham & Ogden and Astar Education Institute.

FitzGerald, along with Associate Director Cole Spalding, provided advisory services and spearheaded NGKF’s efforts in the transaction.
