Grosvenor Americas, McCaffery Interests Unveil F1RST Mixed-Use Project on Capitol Riverfront

On Wednesday, April 8, Grosvenor Americas and its partner, McCaffery Interests, celebrated the official groundbreaking for a major mixed-use development at the Capitol Riverfront, in southeast D.C. At the ceremony, the developers also unveiled the name of the new project: F1RST.

Until then, the project was unofficially known as “Ball Park Square” because of its location, directly north of the Washington Nationals’ baseball stadium. The developers explained during the unveiling ceremony that the new name, F1RST, was inspired by the area’s cultural and lifestyle components. Using the tagline ”Everything Starts at F1RST,” they also expressed their wish that the new development will become a destination connecting individuals to amenities not only within the new building but within the growing neighborhood, as well.

Work officially started last month. The project calls for the construction of a 450,000-square-foot mixed-use community. It will offer 325 rental apartments, a 170-room Residence Inn by Marriott hotel and almost 25,000 square feet of retail space. Amenities include an outdoor rooftop theater, a 5,000-square-foot gym and a pool.

The cost of the project was not revealed. Capital One, TD Bank and United Bank are providing construction financing for the residential and retail components.

F1RST was designed by Hickok Cole Architects. McCaffery Interests will supply project and property management for the 300,000-square-foot residential portion. Bethesda-based Clark Enterprises is an equity partner in the residential and retail components. Hospitality Partners will manage the Residence Inn.
