Ground Breaks on Dual-Branded Hotel in NJ

Alfred Sanzari Enterprises announced the groundbreaking on a 350-key property featuring both the Hampton Inn & Suites and Homewood Suites by Hilton brands.

Hampton Inn & Suites and Homewood Suites%2c Teaneck%2c N.J.Alfred Sanzari Enterprises, owner of the mixed-use Glenpointe development in Teaneck, N.J., is paving the way for a new dual-branded hotel at the 50-acre corporate complex with a groundbreaking this week on a 350-key property featuring both the Hampton Inn & Suites and Homewood Suites by Hilton brands.

Sanzari will erect the 13-story hotel along Glenwood Ave., offering guests a two-brand lodging buffet: short-stay accommodations in the form of 190 Hampton Inn rooms and 160 extended-stay quarters under the Homewood Suites flag. The developer has tapped White Lodging to manage the property.

“The Hampton Inn & Suites and Homewood Suites by Hilton brands offer business and leisure travelers high-quality services and amenities at a value-conscious price point. We are confident this hotel will be a wonderful asset to the community while strengthening Glenpointe’s position in the marketplace for many years to come,” David Sanzari, president and CEO of, Alfred Sanzari Enterprises, said in a prepared statement.

The dual-branded hotel concept is not new–the first one emerged in the U.S. in the 1980s, according to hospitality consulting firm HVS–but it is certainly on the rise. The attraction is simple. “Building more than one brand on a single, larger site can create more feasible economies-of-scale and increase the revenue potential of the project,” according to an HVS report. “By accommodating two different brands that appeal to a greater number of demand segments, developers are offered a more flexible business operation that is more adaptable to changing market conditions.
