GSA Leases Large Space in Suburban Chicago

The new government office will be located in the recently rebranded Aria Park Innovation Center in Lombard, Ill. NAI Hiffman and JLL represented the landlord and tenant in the deal.

The U.S. General Services Administration has closed a 70,000 square-foot lease at the recently-rebranded Aria Park Innovation Center in Lombard, Ill. The owner, a New York-based data center developer, purchased the property in 2016. NAI Hiffman represented the landlord while JLL worked on behalf of the tenant.

The garden-style asset was completed in 1980 at 747 E. 22nd St. according to Yardi Matrix data. It provides 210,000 square feet, with floor plates ranging between 52,000 and 56,507 square feet. The property also encompasses a conference center, lounge, amphitheater with 80 seats, locker rooms and showers as well as a parking lot accommodating up to 1,225 vehicles. In January, the vacancy rate was 10.5 percent, highlighting the suburban office market’s stability.   

The brokers arranging the deal were Executive Vice President Mike Van Zandt and Vice President Brian Edgerton with NAI Hiffman and JLL’s Executive Vice President Hugh Murphy and Analyst Alyssa Brooks.  

The landlord announced in a prepared statement that it will provide “premium communication infrastructure for all tenants considering the asset.
