Huron Consulting Leases 32 KSF in Manhattan

The company will occupy a portion of the third floor in the 1.6 million-square-foot office building at 1166 Ave. of the Americas.

Huron Consulting Group Inc., has signed a 32,509-square-foot lease at 1166 Ave. of the Americas, a Class A office building in New York City, with the building’s owner, Edward J. Minskoff Equities Inc.

JLL is the exclusive leasing agent for the property. The JLL team of Paul Glickman, vice chairman, Cynthia Wasserberger, managing director, Jonathan Fanuzzi, executive vice president, and Diana Biasotti, senior vice president, represented Minskoff Equities in the transaction.

“This is a world-class asset with great ownership, very flexible floorplates and abundant light and air on four exposures,” Paul Glickman, JLL’s vice chairman, told Commercial Property Executive. “The repositioning of the property transforms the lobby into a showcase for extraordinary art and enhances the tenant experience.”

The 44-story, center-core building offers floor plates of 40,000 square feet in a neighborhood that appeals to companies from a host of sectors, including TAMI, financial services, technology, social media, fashion/apparel and entertainment.

Huron was represented by Ken Rapp, CBRE’s vice chairman; Ramsey Feher, first vice president; Lisa Konieczka, executive vice president; and Bill Sheehy, senior vice president. Huron will take a portion of the third floor in the 1.6 million-square-foot office building.

Minskoff and JLL have now leased a total of 305,000 square feet of space in the building in just 18 months.

Originally constructed in 1974, Minskoff recently completed a comprehensive multimillion-dollar capital improvement program, which saw updates to the building’s lobby, lighting, outdoor canopies and security features.

Its lobby showcases signature pieces of art, including Roy Lichtenstein’s “Modern Tapestry” and “Amerind Landscape” tapestries, and Kaws’s “Along the Way” sculpture.

The building is located between West 45th Street and West 46th Street, close to Bryant Park, Rockefeller Center and to all major commuting hubs.

JLL and Minskoff have partnered on two other high-profile New York office buildings—51 Astor Place and 101 Ave. of the Americas—both of which are currently 100 percent leased.
