Incipio Signs Warehouse Lease in California

The designer and manufacturer of mobile device accessories leased more than 300,000 square feet in Corona. JLL negotiated the deal on behalf of the tenant, while Colliers represented the landlord.

Incipio Group signed a 322,201-square-foot industrial lease in Corona, Calif., with Principle. The new tenant will use the space for its warehouse and distribution operations.

Located at 1351 Railroad St., the facility offers 32-foot minimum clear heights, 40 dock high doors, T-5 lighting with motion sensors, a fully-secured concrete yard and 37 trailer parking stalls. The facility is convenient to both the 91 and 15 freeways, and less than a half hour drive from both the John Wayne Airport and Ontario International Airport.

“The size and value of the space were very appealing factors, as well as its close proximity to our headquarters in Irvine, Calif.,” Andy Fathollahi, Incipio Group’s CEO, told Commercial Property Executive. “Owners of the space were accommodating to our needs and we were able to move through the process quickly. In addition to the space being a great value, the owners were able to move quickly to accommodate our timeline.”

Byron Foss, Mike McCrary and Mac Hewett of JLL represented the e-commerce electronics’ company in the deal. Meanwhile, Principle was represented by Steve Bellitti of Colliers.

“JLL conducted an in-depth analysis across Incipio’s real estate portfolio in conjunction with real-time transportation, labor and real estate costs,” said Foss, JLL’s executive vice president, in a prepared statement. “In the end, the company gravitated to this facility because it would meet the needs of its customers while controlling costs.”

Strong growth

Incipio Group is a SoCal company that operates a diverse portfolio of owned and licensed brands at the intersection of design and functionality, and has been increasing business of late. To handle the growth, in November, the Incipio Group signed a 70,000-square-foot office lease at the Atrium C building of Park Place, a 1.4 million-square-foot office campus in Irvine, Calif. JLL represented the company in that deal as well.
