JLL Helps SPENGA Settle in Houston

With roughly 40 locations in Illinois, Ohio, North Carolina and Colorado, the boutique fitness center enters the Houston market with a 4,011-square-foot studio.

SPENGA at Lower Westheimer Center, Houston

SPENGA, a Chicago-based boutique fitness concept, signed its first lease in Houston, having JLL as a facilitator. The firm plans to roll out multiple studio locations in Space City. The first one occupies 4,011 square feet at 307 Westheimer Road, a retail development slated to open later this year.

JLL’s Matt Parsons represented SPENGA in the transaction, while Chris Dray of NewQuest Properties represented the landlord, Lower Westheimer Center.

“SPENGA’s unique approach to group fitness classes makes them a great addition to the Houston market,” Parsons said in prepared remarks. “This particular location puts them at the center of the active, urban neighborhoods of Midtown and Montrose.”

The concept

The fitness studio combines cardio, strength and flexibility in 60-minute High Intensity Interval Training sessions that feature music and aromatherapy. Currently, SPENGA has approximately 40 locations across Illinois, Ohio, North Carolina and Colorado. The Houston venue is situated along one of Houston’s most prominent Inner Loop corridors. The area is inhabited by more than 181,000 people within a three-mile radius and roughly 20,000 cars pass by every day.
