JV Buys Garden-Style CA Office Complex

The partnership is formed of Hunter Street Partners and Mana Investments. The transaction marks Hunter Street’s first investment since its launch at the beginning of 2018.

A joint venture of Hunter Street Partners and Mana Investments has acquired Sunset Office Plaza, a total of 78,747 square feet of garden-style office space in Livermore, Calif.

Sunset Development Co. was the seller of the asset, Yardi Matrix data shows. The deal marks Hunter Street’s first investment since launching in January 2018.

Located at 1262 Concannon Blvd., the office park is near Freeway 84, which connects to Interstate 580, located less than five miles to the north. San Jose is roughly 30 miles south of the Livermore asset, accessible via Interstate 680. The 10-building asset was constructed in 1978 and occupies 13.5 acres. The currently vacant Class B office buildings feature controlled access and provide 328 parking spaces. 

“The investment is representative of the smaller, off-the-run opportunities in our pipeline across corporate finance, real estate and specialty finance,” said Andrew Platt, partner at Hunter Street, in prepared remarks.
