JV to Develop 110 KSF Spec Industrial Asset in SC

The speculative building will occupy 17 acres in Dillon, S.C., located within the 331-acre site adjacent to Interstate 95 and Highway 34 and close to the upcoming Dillon Inland Port.

Marlboro Development Team Inc. (MDT), in partnership with Agracel Inc., is set to build a 110,000-square-foot speculative building in the Northeastern Commerce Center Industrial Park in Dillon, S.C, with the goal of attracting new industries to the area. The development will complement the new Dillon Inland Port, which is scheduled to open in April 2018. The industrial park will also host Harbor Freight Tools’ new expansion, totaling some 1 million square feet.

The Class A building will occupy 17 acres within the 331-acre site adjacent to Interstate 95 and Highway 34. Inland Port is also located four miles from the facility. Designed to accommodate the needs of a modern manufacturer, food processor or logistics firm, the building is planned to follow construction specifications such as insulated, precast concrete construction, 32.5-foot minimum clear height, cross-dock capability, 50 foot by 52 foot column spacing with speed bays of 60 feet, up to 32 dock doors, clerestory windows, ample trailer storage, fire protection and lighting to suit tenants.

“The decision to build was an easy one for us,” said William Fleming, president & CEO of MDT, in prepared remarks. “With the Dillon Inland Port scheduled to open in April, we desperately need finished product to provide industries looking to locate in the area.”
