Kosher-style restaurant Katz’s Delicatessen signed a 29,770-square-foot lease at an industrial building located in Carlstadt, N.J. The owner, 100 Group Ind. LLC, an entity affiliated with supply chain management firm Li & Fung, was represented by CBRE’s Scott Belfor and Kevin Dudley. NAI James E. Hanson Vice President Steve Leitner acted on behalf of the tenant.

Expanding the business

The property, located at 100 Industrial Road, will house Katz’s first location outside New York City, situated at 205 E. Houston St. According to Yardi Matrix, the single-story asset was built in 1952, and features 21-foot ceiling heights and 30 parking spaces.

Well-known, established institutions like Katz’s Delicatessen are recognizing the opportunity presented by e-commerce to continue to grow their customer base and find new ways to expand,” Leitner said in a prepared statement. “The Bergen County industrial market presents an ideal location for New York City-based businesses to expand due to the proximity to both the city and major highways running through the region. This lease will enable Katz’s Delicatessen to continue to grow their business.

Situated on the westbound side of Route 17 and offering direct access to routes 3, 21 and 80, the property is two miles from the Teterboro Airport and a 30-minute ride from New York City. Additionally, the neighborhood includes retailers, pharmacies, sports fields, apartment complexes and schools. Tenants include Creative Logistic Services, Rousso Apparel Group and IDS, to name a few.
