KBR to Construct Luxury Aurora High-Rise in North Bethesda

LCOR, a leading real estate development company, has awarded a contract last week to the KBR Building Group to provide construction services for an 18-story luxury high-rise residential project in North Bethesda, Md. Named the Aurora, it will be the second of four high-rise residential buildings LCOR plans to construct in phases at its North Bethesda Center at White Flint Metrorail Station development.

The 311,000-square-foot Aurora will feature 341 units and is targeted for LEED certification. It will also include a 135,000-square-foot, two-level, below-grade parking garage with 386 parking spaces as well as a downtown streetscape decorated with brick pavers, granite cobbles and planting beds. The building will be located at the northeast corner of North Bethesda Center, a bustling 2.7 million-square-foot live-work community rising just outside of Washington, D.C.

The Aurora will include such amenities as a two-story lobby with concierge station, state-of-the-art fitness center, outdoor swimming pool, clubroom with private rooftop terrace, fully equipped high-tech business center and conference room. A landscaped community green will serve as a centrally located outdoor plaza providing leisure space for the residents of North Bethesda Center.

Homes range from spacious studios to one-bedroom, one-bedroom with den and two-bedroom layouts, each featuring gourmet kitchens with stainless steel appliances, stackable washers and dryers in every residence, wall-to-wall carpet and private balconies or terraces in most units. The building was designed by WDG Architects.

The Aurora is estimated to cost $86 million. LCOR secured a $43 million construction loan for the project from Spain’s Sovereign/Santander in late April 2012. Construction is being led by KBR Building Group’s regional office in Vienna, Va., and is expected to be completed by July 2014. Leasing is anticipated to begin in early 2014.

LCOR’s North Bethesda Center is the largest joint development project ever approved by the Washington Metropolitan Area Transit Authority. This multi-phase mixed-use development on a 32-acre site will include 930,000 square feet of office space, 202,000 square feet of retail space, four apartment buildings and a hotel, as well as dining, entertainment and public outdoor spaces, all a short walk from the White Flint metro station.
