KDC Kicks Off Phase II of Park Center

The second phase will include two office towers totaling 1.2 million square feet.

Atlanta—KDC has demolished the Hammond Exchange building, located at 1111 Hammond Drive NE in Atlanta, in order to begin construction on Phase II of its Park Center project.

Phase II includes two office towers, one 22-story building set for completion in 2019 and one 19-story building that will be fully built in 2020. A pedestrian bridge will also be built over Perimeter Center Parkway that will connect Phase I, Phase II and Dunwoody MARTA station. Park Center will include a multi-use trail, a pedestrian plaza and street-level retail.

State Farm occupied a portion of the Hammond Exchange building until October 2016. The company will be leasing space in both Phase I and II, which will bring its footprint to 1.6 million square feet at Park Center.

Phase I of the development comprises a 13-story tower with ground floor retail, a direct connection from the lobby to the MARTA station, two pocket parks, public art and an underground vehicle and pedestrian tunnel.

Upon completion, the targeted LEED Gold Park Center will include 2.2 million square feet of office and 100,000 square feet of retail, restaurant and entertainment space. Cooper Carry & Associates is the shell building and interiors architect. Holder Construction is the general contractor.
