LandCap Plans Mixed-Use Project for San Diego’s Mission Valley

Latitude 33 Planning and Engineering and Tucker Sadler Architects have secured approval from the City of San Diego Planning Commission for a mixed-use project in Mission Valley. Entitled by LandCap Investment Partners LLC with Guardian Investment Capital LLC and designed by Tucker Sadler Architects, the Friars Road project will feature 319 units over two stories of parking and six retail units. Construction will begin later this year, and the project is slated for completion in mid-2019.
From office to residential
In 2014, LandCap Investment Partners acquired three office properties in San Diego built in the 1970s from three separate owners. The company’s plan was to convert the three buildings located at 6950, 7020, and 7050 Friars Road into a multifamily community. The development team started carrying out extensive public outreach in August 2015, as part of the entitlement process.
The Friars Road Project will be developed on a 5.43-acre site, directly across from Fashion Valley Mall and the Fashion Valley Transit Center, with easy access to Interstate 8. The residential component will consist of a 249-unit, eight-story apartment building and a next-door 70-unit, nine-story luxury condominium tower with a rooftop deck. The project is designed to achieve LEED Silver Certification.
“The buildings are designed to reflect the natural topography of the hillsides,” said Greg Mueller, CEO & principal of Tucker Sadler Architects, in prepared remarks. “The rooflines swoop and undulate as the bluff does today. The interiors will be vibrant and inviting with floor-to-ceiling windows to showcase San Diego’s superb natural light and allow the outside to become an integral element of the interior. Exceptionally lush landscaping will complete the residential environment.”
