Next Phase of $180M CA Mixed-Use Project Breaks Ground

DWS Group has started construction on Village Shops, the latest component of the property’s redevelopment, which will include more than 60,000 square feet of retail.

DWS Group and JLL have started construction on the latest phase of the redevelopment of Manhattan Village, a $180 million project on 44 acres in Manhattan Beach, Calif., a Los Angeles suburb.

The new phase involves the development of the Village Shops, which consists of 60,942 square feet of retail/restaurant space, two parking decks offering 956 spaces, a water feature, clock tower and more.

“The Village Shops is the heart of the enhancements at the property,” Don Ziss, JLL’s senior general manager, who oversees day-to-day operations of Manhattan Village, told Commercial Property Executive. “The curated selection of new dining, retail and services will be accompanied by The Plaza, a common area space that embraces the outdoor lifestyle of the Manhattan Beach resident. We anticipate that many of the new businesses to arrive with the Village Shops will be first to the property’s trade area which will be a great complement to the strong existing lineup of national retailers and restaurants.”

The tenant roster at the Village Shops already includes ROC; restaurant group Cocinas Y Calaveras LLC, which will open Mercado Manhattan Beach, California Pizza Kitchen, Joey Manhattan Beach and Urban Plates.

Existing tenants include M·A·C, Origins and Holly and Hudson Nail Lounge, which opened in 2018. The Village Shops is expected to be completed by November 2020.

The Road to Completion

When Manhattan Village is fully done, it will consist of 573,000 square feet of indoor/outdoor mixed-use dining and retail, a parcel redeveloped with boutique shops and a parking structure, medical office buildings, a department store and more. A Macy’s will replace two existing locations and join to become one 168,000-square-foot store. 

“The appeal of the overall development is that the property has several facets – an interior shopping center, a community center that fulfills daily needs, a medical plaza and financial services,” Ziss said. “Virtually every facet of the property will be either remodeled, reconfigured or repurposed to best position the property for the future. The property’s redevelopment calls for a selective addition of retail space.  In some areas, space is being reduced or removed to reach the right configuration for Manhattan Village.”

Manhattan Beach and the broader South Bay group of cities is one of the most sought after locations in the Los Angeles metro area. The property is close to beaches, businesses and within short distance of the Los Angeles Airport (LAX).

“The needs of the consumer are ever-changing and it was clear that the shopper wanted to see new—new retail, new dining, new amenities and new experiences,” said Ziss. “The community has been very supportive of the shopping center and community center updates that were recently completed and we are really excited to be showing them the vision for this next phase of the project with The Village Shops and The Plaza.”

Manhattan Village will be managed and leased by JLL.
