Law Firm Signs Full-Floor Lease at Rudin’s 1675 Broadway

Cushman & Wakefield represented Ballard Spahr in the signing of a 27,000-square-foot lease at the Midtown Manhattan property. The tenant is expected to move from its Third Avenue location next year.

New York-based private owner Rudin Management Co. announced that national law firm Ballard Spahr LLP signed a 10-year, 27,000-square-foot lease for the entire 19th floor of its 1675 Broadway in Midtown Manhattan. The tenant will relocate its New York offices from 919 Third Ave. The move is scheduled for the first quarter of 2018, and the asking rent was a reported $75 per square foot. Cushman & Wakefield’s Alan Wildes and Melissa Bazar acted on behalf of the tenant, while the landlords were represented in-house by Vice President Robert Steinman.

Our New York office has grown considerably since we opened it four years ago and our strategic plan calls for continued expansion in a number of key areas,” Ballard Spahr Chair Mark Stewart said in a prepared statement. “We were looking for a building that offered flexible and efficient workspace design, a convenient location and room to grow. We found it in 1675 Broadway.

The 35-story, 850,000-square-foot granite office building was constructed in 1989, and designed by award-winning FXFOWLE Architects. The tower features a marble lobby with vaulted ceilings, column-free floor plates and a garage with 60 parking spaces. Due to superior digital infrastructure and connectivity, the asset was awarded Wired Certified Platinum status.

Located in Manhattan’s Theatre District, 1675 Broadway offers easy access to mass transit via the new Second Avenue subway station. Neighborhood amenities include restaurants, hotels, theaters, clubs and Central Park, which is within walking distance. The office tower has 78,000 square feet of available space on the 18th, 20th and 21st floors. Notable tenants include Starcom Mediavest Group, Publicis Kaplan Thaler, Arent Fox and Starcom USA, to name a few.
