Liberty Property to Build 164 KSF Industrial Facility in Houston

Liberty Property has chosen Cadence McShane to construct its Liberty 10 at Central Green, a new warehouse and distribution building in Houston, totaling 164,000 square feet.

Liberty Property Trust has chosen Cadence McShane Construction Company to construct its Liberty 10 at Central Green, a new warehouse and distribution building in Houston, Texas, totaling 163,600 square feet.

“We are excited to have this project coming out of the ground and can’t wait for it to be done. There’s a lot of leasing activity at this point,” Jay Kraft, Liberty Property Trust’s vice president and city manager, told Commercial Property Executive. “It’s going to be a LEED building and is in a foreign-trade zone, so it provides tax benefits to companies involved with international trade.”

Plans call for the development to be constructed on a 25-acre site located at 16330 Central Green Blvd., within Liberty Property Trust’s Central Green Business Park. The park provides convenient access to the George Bush Intercontinental Airport, Hardy Road and Interstate 45.

“We believe there’s a lot of potential with this park. We like to cluster our buildings and have the park atmosphere, especially in Houston,” Kraft said. “We prefer to develop our own buildings vs. acquire. It’s a strong active market and a good time to be developing buildings.”

The LEED-CS (Core and Shell) registered building is a single-story facility that will be constructed with a tiltwall panel exterior featuring a 28-foot clear height. It will include an ESFR sprinkler system, 47 truck docks, parking for 214 vehicles, 160,600 square feet of warehouse space and 3,000 square feet of office space.

The space will have flexibility to support either a single- or multi-tenant environment.

Liberty 10 at Central Green is the third project that Cadence McShane has been chosen by Liberty Property Trust to construct, in the real estate trust’s Central Green Business Park, having already completed Central Green Building 8, a 79,600-square-foot warehouse/distribution facility and Central Green Building 9, a 63,600-square-foot LEED-CS facility.

“The relationship between Liberty Property Trust and McShane is very strong. They have been a great company to work with and their people are very knowledgeable and professional,” Kraft said. “The projects are usually done on time and at or below budget and if there are any unexpected problems or issues, they are good with coming up with creative solutions. We work as a team.”

Seeberger + Associates, LP will provide the comprehensive architectural services for this assignment and the facility is expected to be completed in February 2013.

The total price of the project was not disclosed.
