Lincoln to Lease and Manage Atlanta-Area Office Park

TerraCap Management recently acquired the property and selected Lincoln’s Jeff Henson and Matt Davis to market the seven-building campus.

Lincoln Property Co. Southeast has been awarded the leasing and management assignments for 3100 Breckinridge, a 253,000-square-foot office park in Duluth, Ga. Vice Presidents Jeff Henson and Matt Davis will spearhead the marketing efforts on behalf of owner TerraCap Management, which recently purchased the property.

The seven-building campus is located at 3100 Breckinridge Blvd. and was constructed between 1986 and 1990. The office park provides ample parking with a ratio of four spaces per 1,000 square feet and offers prominent monument signage options for tenants. Available spaces at 3100 Breckinridge range from 1,400 square feet up to 30,000 square feet. According to Yardi Matrix data, notable tenants include Clearleap, Crown Asset Management, Perfetta and Voyager Technologies.

Located in Atlanta’s Duluth/Suwanee/Buford submarket, the property is less than a mile away from Gwinnett Place Mall and a short drive to several dining and shopping venues off Sugarloaf Parkway.

“This office park is in a great location. It has excellent accessibility to I-85, as well as being close to popular amenities and great neighborhoods,” said Henson, in a prepared statement. “In addition to that, it’s in the Gwinnett County Opportunity Zone, which offers tax credits for creating new jobs,” he added.
