Loomis Armored US Signs Big Lease in the White Marsh Business Community, Plans to Install 200 Workers

Loomis Armored US is moving to White Marsh. The cash management and cash handling company recently signed a lease with Hill Management Services, Inc. for 50,223 square feet of space in Baltimore County’s White Marsh Business Community.
Loomis leased the entire single-story flex/office and warehouse building at 4979 Mercantile Road. It plans to relocate about 100 of its employees, currently working in the Rosedale section of Baltimore County, to the new location. The move will take place early next year. Loomis also said that it intends to double the size of its workforce by mid-2015, which means the new location will be home to 200 employees.
4979 Mercantile Road was constructed in 1985 by Nottingham Properties. The property offers 16 foot ceiling heights, rear dock loading capabilities, build-to-suit office space, and parking spaces on an adjacent surface lot. Timonium-based Hill Management purchased it earlier this year, as part of a two-building portfolio comprising approximately 97,000 square feet of space. 4969 Mercantile Road is the other building in the portfolio.
Hill Management paid $5.9 million to buy the two properties from Corporate Office Properties Trust. The real estate development company rebranded the two buildings to Mercantile @95, and also invested in interior and exterior renovations. The project included the installation of landscaping, the addition of new signage, and the incorporation of a new storefront facade treatment.
Jim Clarke, Josh Kurstin and Kevin Block of JLL represented the tenant in the transaction. Danielle Beyrodt, vice president of leasing and acquisitions for Hill Management Services, represented the landlord.
Steven Hawk, district vice president for Loomis Armored, said in a news release that his company’s number one priority “was to secure a new location within reasonable proximity to our existing building and avoid inconvenience to our workforce.” He added that “4979 Mercantile Road satisfied every critical requirement, including a strategic position adjacent to an Interstate 95 exit, which will provide logistic efficiencies. In addition, we were extremely comfortable and impressed with the Hill Management team and have great confidence in their ability to maintain a secure and productive work environment.”
