Lowe, Alecta Announce First Hill Condo High-Rise Under Construction, First Project of Its Kind in Decades

Lowe Enterprises and Alecta have jointly announced that the partnership has begun construction on the latest high-rise condominium project in the downtown Seattle area. Set to be developed in the First Hill neighborhood of the city’s core, the project will be the first of its kind to take shape in this particular area of downtown in over 30 years, and one of the first such endeavors in the entire downtown area of Seattle since 2008.

Set to be developed in the First Hill neighborhood of the city’s core, the project will be the first of its kind to take shape in this particular area of downtown in more than 30 years, and one of the first such endeavors in the entire downtown area of Seattle since 2008.

The 24-story condo building to be known as Luma will add 168 units to Seattle’s condominium stock. It is part of a growing trend in permitting that reached new levels in 2013, with Seattle set to see more and more multifamily projects coming online during the following few years. That has led to a growth in developer confidence and the appearance of projects such as Luma, which hopes to cash in on a revived residential development market in Seattle.

Located at 1321 Seneca St., Luma will feature typical modern high-rise architecture as well as elements that will link it to its more traditional surroundings. According to the developers, units here cater to creative urban professionals and empty nesters. The units will feature floor plans including open one-bedroom units, one-bedroom and two-bedroom residences, and four penthouse homes on the top floor. Pricing starts at around $350,000 for the units that range between 600 and 1,700 square feet. The resident amenity package will include a common rooftop area with outdoor terraces, offering views of nearby Lake Union, Mount Rainier and the Olympic and Cascade mountains; a resident fitness center; pet facilities; and special areas for bike storage, as well as a five-story parking garage.

Developers are aiming for LEED Silver certification for the condominium high-rise. The general contractor on the project is Lease Crutcher Lewis, working from plans provided by architecture firm Weber Thompson, which also provided interior designs and landscape architecture services. Structural and civil engineering was provided by Magnusson Klemencic Associates.
