Majestic Realty Brings Las Vegas Portfolio to Full Occupancy

Majestic Realty Co. has signed new leases within its Las Vegas Digital Exchange Campus, formerly known as Beltway Business Park. The updated roster brings Majestic’s 5.6 million-square-foot Las Vegas portfolio to full occupancy.
The company is also expanding the campus with a new, 227,350-square-foot speculative property. Building 10 is slated to break ground this July and become operational in the first quarter of 2019.
Full tenant roster
Three new clients signed leases at Majestic’s Building 9, which totals just under 300,000 square feet. The tenants—that occupy approximately 128,000 square feet—are:
- Willwork Inc., a national exhibit and event services company, signed on for 68,950 square feet;
- Shaw Industries Inc., a carpet manufacturer, agreed to a 35,550-square-foot lease;
- Breakers United Inc., an electrical wholesale and distributor, leased 23,550 square feet.
Other tenants at the Las Vegas Digital Exchange Campus include Switch Communications, GES, NV Energy, MGM, Pilot Air Freight and Advantage Warehousing and Logistics.
The master-planned Las Vegas Digital Exchange Campus totals 360 acres of office, warehouse and data center space, located at the intersection of Decatur Boulevard and the Las Vegas Southern Beltway. The tenth building will be constructed in partnership with Thomas & Mack Development Group and will cater to a variety of office, showroom and warehouse tenants. The building will feature 28-foot clearance height, ESFR sprinklers, dock-high and grade-level doors, as well as extensive parking for vehicles and trailer storage. The new facility will be divisible to 25,000 square feet.
“Growing companies are experiencing limited product inventory and continuing rent growth in the submarket, and, as a result, we anticipate a strong response to our new space that will feature prominent Decatur Boulevard frontage and outstanding exposure to the Beltway, as well as easy access to Interstate 15, convention facilities, The Strip and McCarran Airport,” said Rod Martin, senior vice president at Majestic Realty, in a prepared statement.
